Revitalizing Office Buildings: A Growing Opportunity For Office to Residential Conversions

The increasing number of vacant office buildings presents a unique opportunity to repurpose these spaces into residential units. Many of these buildings feature deep floorplates—often 50 feet or more—which can make conversion into traditional apartment layouts challenging, as ideal residential designs usually require depths of 25-30 feet to ensure sufficient natural light and ventilation.

Addressing the Challenge:

To overcome this challenge, the “Home Occupation” zoning carve-out has been developed. This approach allows for residential units to include home offices, effectively adapting deep floorplates into functional, livable spaces. By integrating this zoning concept, outdated office structures can be transformed into modern, light-filled apartments that meet current housing needs.

Recent Developments:

After a decade of restricted approvals, recent changes have permitted the reintroduction of home occupations in residential projects. Notably, Meltzer Mandl is one of the few companies currently authorized to undertake these innovative office to residential conversions. This highlights our expertise and leadership in adapting office spaces for residential use.
