Lot Merger, DOT curb cut variance, FDNY hydrant relocation, DEP Storm Water Prevention Plan


Consultants: Bohler Engineering, Ettinger Engineering Associates, Wexler Associates Structural Engineers

Located in the Hunts Point neighborhood of the South Bronx, this new 50,000 sf state-of-the-art bus depot and maintenance facility serves the City's largest tour bus company, and includes 7 repair bays, two bus washing stations, and 30,000 sf of surface parking, along with corporate offices and back of house space for the maintenance staff.  


The complex planning and approvals process included a lot merger and alterations to the existing warehouse structures to minimize zoning constraints and maximize maneuverability in the parking lot, which stores up to 50 buses overnight.  Working with the civil engineering team, variances from the Department of Transportation and the FDNY allowed for oversized curb cuts, to facilitate efficient parking in and out of the facility, and an extensive Storm Water permitting process at the Department of Environmental Protection called for the inclusion of underground detention and green roof systems.  Clad with prefabricated steel panels, in alternating patterns, the lightweight structure sits on a series of piles to mitigate the high water level in the Hunts Point neighborhood of the South Bronx.  Through a series of extensive workshops with the owner and consulting engineers, the design team optimized the layout of the repair bays, and incorporated large amounts of natural light as well as a rooftop solar array to offset the energy costs of the facility.
